Overview of the Designation:
Over the past two decades, there has been considerable attention paid to the focused real estate needs of senior citizens. But the real estate market today is dominated by other generations:
- Millennials - an emerging market buying earlier than any generation that has gone before. Its members include many foreign born
- Generation X - the most active buyers today, already becoming repeat buyers
- Boomers - upscale buyers, buying vacation homes and investment property, (but not all share the prosperity)
- Silents - highest percentage of homeowners with large equity in homes, stable, but with some still upgrading while others are downsizing
- G.I. Generation - the original seniors, many now lost to us
Finally, here is a specialty that looks at how each of these generation views the acquisition of real property, whether a home or an investment. These peer personalities bring the shared experience of their unique history to their decision making, which for each generation, changes as they move through the stages of life. As a part of the education required to earn the Generational Housing Specialist™ Designation, the real estate professional will review the distinct personalities of each generation along with their motivations, needs and considerations in the purchase and sale of real property. The course will look at their differing life styles in their current life stages, and how they translate to housing desires. At the same time, due attention will be paid to individual differences that make each person unique. Specific issues that affect the decision to invest will be presented in the study materials. The course will provide background on:
- Taxation - including tax law implications for the taxation of capital gains in the sale, exchange or inheritance of residential and investment property
- Asset planning - reviewing the importance of the vesting of title and estate planning related to real estate
- Financing options - a close look at today's varied options for forward mortgages, the availability of reverse mortgage packages, and the essential role of the secondary market
- Retirement issues - pensions, investments, and equity building, focusing especially on the role of real estate in retirement planning
The generations studied in this course span the entire 20th century. The course will include the demographic, institutional, policy and technology changes that have led to the real estate market as it is today. It will also look broadly at where it may be headed.

In order to earn the Generational Housing Specialist™ Designation, the real estate professional is required to study the comprehensive designation course materials, including the book "Generational Housing: Myth or Mastery," and pass a final exam with a grade of 70% or better. Upon successful completion of the exam, the student may download and print the Certificate of Achievement.
Only those who successfully pass the exam may use the GHS™ logo or claim to be a Generational Housing Specialist™. Only then can the trademarked GHS™ logo be used.
